You don't need a second deposit to buy a second property.

As a property grows in value and its loan shrinks, a gap opens up between the two. That gap is equity, and lenders will let you borrow against part of it — which is where the deposit for the next property usually comes from. Working out whether yours is ready, and what to do in what order, is our job.

How we help

What people come to us for.

A lot of it is work other brokers refer out or walk away from. The first conversation is the same whatever brings you in.

Where most of our work is

Building a property portfolio, one deliberate step at a time

Most people stop at one property — usually because they don't know the next move, or their own bank has set them up in a way that quietly blocks it. We think about deal three while we're working on deal one.

How portfolio building works
  • Work out your usable equity, and what it can actually buy
  • Keep each property on its own loan, so one never traps another
  • Choose lenders in an order that keeps the next purchase possible
  • Annual portfolio reviews, so you know when the next one is on

Buying your first home

The biggest financial decision you'll make. Deposit, LMI, stamp duty and government schemes, explained until they make sense — no question treated as a silly one.

Refinancing & restructuring

If your fixed rate is ending, or you haven't looked at your loan in two years, there's usually money on the table. If there isn't, we'll say so.

Complex & self-employed

New ABNs, contract or commission income, trusts, multiple entities, a credit file with a story. These are the files other brokers pass on — and a large part of what we do.

SMSF lending

Since the 10 August 2026 rule change, a super fund can no longer borrow to buy residential property. What remains — business real property, and refinancing existing loans — is more technical, not less.

In your corner

A corner doesn't just show up on fight night.

That's the whole job description — here's what it looks like in practice.

01

We don’t stop at “no”

Where most brokers accept a decline, that's where we start: policy exceptions, alternative lenders, restructured applications, until the options are genuinely exhausted.

02

You'll understand every decision

We walk you through why a structure works and what it means five and ten years out. The loan is never the goal — the right decision is.

03

An accountant's view of your numbers

Ankur came into broking from accounting and tax. We look at how a lending decision interacts with your structure and tax position, not just this month's rate.

04

We're still here after settlement

Annual portfolio reviews, a heads-up before a fixed rate rolls off, and a six-hour response commitment on anything you ask.

When the banks were not willing to lend, he took the time to really understand our situation and worked out a clear, realistic plan for us.
